Analysis Of 973 Tennessee Foreclosure Notices Finds A Median 34 Days From Notice To Sale

About 3 in 10 notices gave homeowners 30 days or fewer, and the shortest gap in the data was 7 days.

If selling is on the table, the thing that hurts people most is waiting until the last week, when every option left is a rushed one.”

NASHVILLE, TN, UNITED STATES, October 20, 2026 /EINPresswire.com/ -- When a Tennessee homeowner falls behind on a mortgage and a foreclosure notice is published, the clock to the auction is shorter than most people assume. An analysis of 973 published foreclosure notices in 22 Tennessee counties finds a median of 34 days between the notice date and the scheduled sale date. About 3 in 10 notices gave 30 days or fewer.

The study was conducted by Sell My House Fast TN, a locally owned home buying company, using foreclosure sale notices published between March and October 2026.

"Most people we talk to guess they have a few months," said Tasha DeRegis, owner of Sell My House Fast TN. "When you see the real number, a median of about five weeks, it changes what you do with the first week. Opening the letter and making one phone call matters more than waiting to see what happens."

THE MEDIAN WAS 34 DAYS, BUT THE RANGE WAS WIDE

Across all 973 notices, a quarter had 27 days or fewer between the notice and the sale date. A quarter had 48 days or more. About 35 percent had 45 days or more, and 14 percent had 60 days or more. The shortest gap in the data was 7 days and the longest was 97.

THE GAP BY COUNTY

The timing was similar in the biggest markets, with a few counties running a week longer.

Davidson County, which includes Nashville and Antioch, had a median of 34 days across 298 notices.
Knox County, which includes Knoxville, had a median of 34 days across 123 notices.
Montgomery County, which includes Clarksville, had a median of 38 days across 121 notices.
Rutherford County, which includes Murfreesboro, had a median of 41 days across 87 notices.
Sumner County, which includes Gallatin and Hendersonville, had a median of 41 days across 52 notices.
Wilson County, which includes Lebanon, had a median of 34 days across 43 notices.
Williamson County, which includes Franklin, had a median of 33 days across 23 notices.

WHAT THE TIMELINE MEANS FOR A HOMEOWNER

A median of 34 days is not much time to compare options. Homeowners in this position generally have a few paths: catch up with the lender, ask about a loan modification, sell the home on the open market, or sell the house as-is for cash to one of the cash home buyers who make a cash offer for a house in any condition. Each path takes a different amount of time, and the open market path can be slow when a home needs repairs.

"We are not saying everyone should sell," DeRegis said. "Some families can work something out with their lender and keep the house, and that is the best outcome. But if selling is on the table, the thing that hurts people most is waiting until the last week, when every option left is a rushed one."

CORRELATION, NOT CAUSE

This study describes timing between a notice and a scheduled sale. It does not show how many of these homes were ultimately sold at auction, how many were postponed or cancelled, or how many owners resolved the loan, sold privately or kept the home. Sale dates can be moved by the lender or its trustee, so the scheduled date in a notice is not always the final date. The notice date is the date printed in the published notice and may differ from the date a homeowner first received a letter from the lender. Notice volumes also vary by county and month, so the counts are not foreclosure rates.

A local attorney or a HUD approved housing counselor can explain the rights that apply to a specific loan.

METHODOLOGY

The analysis uses 5,549 foreclosure notice records published in Tennessee legal notice listings between March 6 and October 16, 2026. Records were deduplicated by property address and notice date to 973 unique notices, because the same notice is republished several times before a sale. Only notices that printed both a notice date and a sale date were measured. The gap is the number of days from the notice date to the scheduled sale date. Figures reported are medians and quartiles. County medians are shown only for counties with at least 20 notices. No homeowner, lender or property address is identified in this release.
